Crazy Bathroom Renovations!

when we moved into the house it took a while for us to decide what we wanted to update and what we wanted to leave. we know the price range that our house could sell on the market is restricted because of it's size and location so we wanted to limit the cost of upgrades and get our own hands dirty. there are two bathrooms in our home. the one of the first floor is our primary bathroom and it is hard to keep clean. it just needs a lot of TLC. to combat some of the challenges we purchased a vanity (5 dolla bargain on craiglist and it fit in the malibu! whoot whoot) which i use to get ready in one of the bedrooms. i am waiting to paint and do some updates before we post on that little project.

here are before pictures from BR #1:

problem list:
-non efficient, dated toilet
-ugly laminate flooring

project list:
-paint walls
-paint trim
-paint vanity
-replace flooring with updated peel and stick tile flooring
-replace toilet
-update accessories and decor

we anticipated that this would be a weekend warrior project. and we wanted to tackle this project prior to our wedding in November because we have out of state family staying in our home over the long weekend. i planned to paint this weekend but ian was hoping to tackle the flooring and toilet projects too. we googled how to change out a toilet and consulted with a few other people who have more experience and we got the existing toilet out easy enough. the problem was with the flange. it was rusted from years and years of wear and tear. and there was some water damage to the subfloor from small leaks likely associated with the rusting flange. we contact our HSA insurance who reported that this would likely not be covered under our warranty. a plumber came and cut the cast iron pipe from the underside (the ONLY plus side of drop ceilings) and removed it from above. we won't be able to get the pipe fixed until after we replace the flooring. we are in the process of tearing out the existing subfloor and replacing it with new plywood. then we will need to tile and complete the flooring before they will cut the hole and replace the pipe. THEN we can place the new toilet. so i am hoping to get the paint in before the toilet. and paint the vanity while it is pulled out of the bathroom and sitting in our living room. so what looked like a weekend project turned into a week or two week long project. boo. but the good news is that this is the last "big" project for this house. everything else is paint and decorating projects. and we are learning so much during the process. THANK GOD for good friends like Jon who has been a tremendous help!! we wouldn't be able to do it without him.
